Pilots make excellent money and we love what we do. We are used to being in command and control in the flight deck. But it’s our financial future, managing cash flow, wealth and passive income that can often seem OUT of our control. It can be a risky gamble to put your money into retirement funds and the stock market. No one gets held accountable if there are significant losses. And so it feels like you run out of options.

Now a lot of people are asking, “Mike, do you get a fee?” I absolutely get a fee, and here’s how I profit. You see, chances are the way the airline industry is going, I’m not going to have a job forever. So I need cashflow now. That’s what quadrant four is over here on the bottom right.

I like to eat out of that pie.

Here’s the good news. When I hit the nail on the head just right, there’s enough money there where I can share that with my friends. How much? It depends on what they need. Let’s talk about Bob. Let’s say he has a million dollars sitting in his IRA right now. Now that half a million dollars probably being managed by someone that he’s never met, that he doesn’t even know their name or where they live, they’ve given him nothing in return for that. Not even a receipt.

Now you may or you may not own stocks, but they get to charge you a commission of which you will never know the actual amount. Whether you win or you lose, they get a commission.

I struggle with that. Don’t you?

Now, how do I make money?

Now let’s say we bought a duplex. Well, I found a duplex for 125K. Well, I just only happened to have $124,999. Short to buy that duplex. So, let’s say I buy a duplex. Well, and that duplex goes for $125,000, and I don’t have that much money in my account. How do I buy that? So, I don’t want to use my own money because I have that money invested in other opportunities. So I’ll go out and negotiate an amazing deal on that duplex.

And what I found is that a lot of my friends have money sitting in their retirement accounts doing nothing. Can you believe that? They’re actually giving it to total strangers, mutual fund managers, to go play roulette on Wall Street with. Heck, they don’t even get a receipt. And the blackjack dealer known as the stockbroker, he gets to charge a commission whether he wins or loses. Isn’t that crazy?

Well, the smart people that I know, they instead give me their retirement account and I’m going to use it to buy real estate.

Now, obviously, the returns for them are clear. They make money off of it. They can make money off the cashflow. They can make money off the appreciation.

There are a million different ways you can skin that cat, but I’m a cash flow guy and I want to invest for cash flow. When the rents come in, let’s say the rents $1,000 a month, with all the expenses including paying my investor back, the total comes up to about $700 a month. So that’s $300 in my pocket every month, and I’ve already set aside a nice profit for my friend, the investor, and returned a portion of their principal to them. And that’s how I get to do these deals.
